  1. "Pilot": Samantha and Jay throw both caution and money to the wind when they decide to convert a rundown country estate the former inherited into a bed and breakfast — only to find it's occupied by the many ghosts who call it their home and are deadset against the idea.
  2. "Hello": After tumbling down the stairs and receiving a nasty concussion, Sam now has the ability to see and hear the ghosts. Unfortunately, Sam thinks she's losing it and tries to ignore them, causing the ghosts to take drastic measures to acknowledge they're the real deal.
  3. "Viking Funeral": When Thorfinn's bones are discovered on the Woodstone property, he asks Sam to conduct the traditional Viking funeral he always wanted. However, Sam and Jay are torn when they learn the bones could be sold to a museum for a ton of much-needed cash. Meanwhile, the ghosts conduct an election for a "ghost representative" to bring issues to Sam.
  4. "Dinner Party": Sam and Jay invite Henry and Margaret to a dinner party to woo them into allowing the bed and breakfast; the ghosts are desperately eager to be included on the guest list.
  5. "Halloween": The ghosts try to help Sam and Jay protect their home from the neighborhood kids who annually vandalize the house on Halloween.
  6. "Pete's Wife": Pete convinces Sam to invite his living wife to the mansion, only to discover she's been keeping a dark secret from him; Sasappis gets angry with Thorfinn for binge-watching their favorite show without him; Trevor learns he may have a daughter.
  7. "Flower's Article": When Sam is commissioned to write an article about Flower and her friends holding up a bank during their commune days, Flower begs Sam not to accept the job because she's embarrassed about a part of the story she's never revealed.
  8. "D&D": After Jay is kicked out of a Dungeons and Dragons game with his city friends, Sam agrees to facilitate a new one between him and the ghosts; Isaac confronts his feelings for Nigel, a ghost from whom he's been keeping a gigantic secret.
  9. "Alberta's Fan": Alberta is thrilled when a super-fan visits the mansion; Thor convinces Hetty to go on a walk that would hopefully spark a special memory.
  10. "Possession": Hetty accidentally possesses Jay's body just as he and Sam are about to show Woodstone Mansion to a renowned wedding planner.
  11. "Sam's Mom": Sam and Jay travel to where Sam's mother died to see if she's now a ghost; Sasappis divulges a secret to his fellow ghosts.
  12. "Jay's Sister": When Jay's sister comes to visit after being dumped by her boyfriend, they're shocked to discover that she's communicating with someone they know on a dating app.
  13. "The Vault": Just as Sam and Jay are set to host a friend's wedding that could get their bed-and-breakfast business off the ground, the ghost of Hetty's husband tries to ruin it.
  14. "Ghostwriter": Sasappis offers to help Sam complete the bed and breakfast website so they can start taking reservations; Pete bonds with Jay over basketball, until Jay makes a new living friend; Flower attempts to be Pete's new basketball buddy.
  15. "Thorapy": The ghosts need to make arrangements as some of the rooms are renovated, which is complicated by Thorfinn's night terrors; Isaac tries to hide the fact that he's attracted to men.
  16. "Trevor's Pants": Sam and Jay try to sell Elias' watch, and the buyer happens to be an old friend of Trevor's; Trevor tells the story of how he died, which leads to surprising revelations; Thorfinn and Flower look for someone to act as their romantic "buffer".
  17. "Attic Girl": An 80's "mean girl" ghost named Stephanie, who died on her prom night, is awakened in the attic, triggering Sam to confront what happened on her own prom night; Alberta discovers she has another special gift.
  18. "Farnsby & B": As Sam and Jay await the arrival of their first official bed-and-breakfast guests, they face obstacles triggered by a Norse curse placed upon them by Thorfinn; Isaac takes a huge centuries-in-the-making step in his personal life.

  10. "The Perfect Assistant": Sam and Jay are thrilled when they find a highly qualified assistant, but their new employee comes with some surprising baggage; Thorfinn tries to help his son deal with a bully.
  11. "The Family Business": Sam gives relationship advice to her and Jay's assistant, Freddie, ignoring Hetty's warning not to get too close to "the help"; Sasappis strikes up a romance with Jessica, the ghost who lives in Freddie's car.

  18. "Ghost Father of the Bride": The arrival of the Martino Family Newsletter brings news that Pete's daughter is getting married, Pete tries to get Sam and Jay to get the wedding moved to the Woodstone.
  19. "Woodstone's Hottest Couple": Stephanie, the "Attic Ghost" awakens and finds out that Trevor is dating Hetty, and vows to break up all couples at the Woodstone.
  20. "Whodunnit"
  21. "The Heir": A woman claiming to be the illegitimate daughter of Sam's uncle and claims a stronger inheritance to the mansion.
