Added as Contrived Coincidence feel free to debate it, but I couldn't find one more suitable.
Contrived Coincidence is not a suitable trope for this, because a Contrived Coincidence has no outward justification for why things ended up coming together to result in those events. The Apathy's eyes being visible were because one had to be down there to grab the relic, which is why Ruby saw them. Maria was already reading Bartleby's journals while RWBY went down into the well, which justifies why she found the entry on the Apathy and why she went down into the well.
It would be a Contrived Coincidence if there was no reason for Ruby to be looking at a place where a Grimm would be, or if there was no reason for Maria to be reading the journal. But Ruby was looking down the well after dropping the Relic in there when the Apathy took the lamp, and Maria had already been reading the journal well before the party went down into the well. The only contrived element that could possibly come out of this is that she only found out about the Apathy after they had gone down into the well.
Honestly, there doesn't really seem to be a trope for this, mostly because these aren't really remarkable plot twists that stand out as tropes. Not every single thing that happens in a story is a trope, and its okay to not necessarily catalogue every thing you notice happening in an episode.

I somewhat disagree, If Maria wanted to find out about the farm, Book 1 was a jounal, so wouldn't you skip to the last one to find out what happened at the end of the jounal writer's life? (Stopping him writing more) Why read 2-6 as she's shown to? .,.,. Also the grimm just happening to be there, in the only place it could be seen, when their all sleeping/hibernating when RWBY finds them? A scout maybe? ,.,.,. anyway somebody added those entrys lets leave them there, no more Edit War. Edit: Just checked page, Why is the Edit War still wageing? We need a 3rd opinion as a tie-breaker....

Grimm are stated to be atracted to the relics, so an Apathy looking out of the well is hardly a coincidence, especially when Ruby was holding the relic just above the well. Maria going through a journal is even less of a coincidence when she specifically picked it to read. Reading books in order seems pretty natural to me. So no, not a coincidence, not For Want A Nail.

Anybody else get Redead vibes from the Apathy Grimm? Initiallly immobile, decidedly human forms, slow. creepy movements, paralyse/disable people by screaming... it's not just me, is it?

Does anybody have a better trope name for this:...,.,.,.,For Want Of A Nail: The Apathy had the entire team enthralled and ready to toss the Relic(unwittingly) right into their arms, after which they'd probably have stayed until they died. But then Ruby spots their eyes, which shocks her enough to snap out of it and chase the Lantern down, at which point they discover the Apathy.
- If Maria hadn't read Bartleby's diaries and discovered his entry on the Apathy, she never would have gone down to help Team RWBY, which would lead to her instructing Ruby on how to call upon the power of her Silver Eyes, saving everyone.
