The detail about it being set in modern day makes me think this is the Hallmark mini-series Jack and the Beanstalk: The Real Story.

I remember seeing a live-action version of Jack and the Beanstalk on TV years ago, likely a TV film. I believe it was set in modern day (likely 90s-2000s), but the part I recall the most was Jack discovering that the giants have evolved slightly behind humans and are only at a 1940s/50s level of technology.
