I saw the first Hobbit movie. I never saw the second one.
I mean, it seemed to me that they're trying too hard to turn The Hobbit into The Lord of the Rings, when they're actually quite different stories. LOTR is an epic adventure. Hobbit has more of a storybook feel to it.
I mean, it was an okay movie. It just didn't feel like The Hobbit to me. (Also, the Rankin-Bass adaptation of the story was one of my favorite childhood movies, so perhaps I'm biased.)
I think the main issue is that they padded it out too much. And some of that is due to the source material. Stuff like having a cast of 13 dwarves, half of whom are only for comic relief, just doesn't work as part of a semi-serious epic fantasy. And then they went and added a bunch of subplots that are only tangentially related to the main plotline. Basically, they wanted three movies, and stretched what content they have to get away with it.

The new films are just not the Hobbit. It takes the skeleton of the plot and stretches it over 80% of original material full of Hollywood epic fantasy cliche and melodrama. The sequel just took this further with a canon foreigner elf Mary Sue love interest to establish a triangle. Bleh, it's not the Hobbit.
That's exactly the problem. They want to make Lord of the Rings II: Ring Harder, but The Hobbit is nowhere near that epic in scope, and it simply doesn't have enough content to fill three movies without adding a ton of stuff.

This "faculty lot" you speak of sounds like a place of great power...Saw the first, not the second, but nearly all the added stuff was things from the actual lore. Only bit that came right out of nowhere was the running battle before they reached Rivendale, and them needing to sneak out of it. Yeah that bit made no sense. Overall, I liked the added stuff for the most part.
Still need to see the second one.

Re: The hobbit: Everything that happens in Lake Town beyond meeting Bard is pointless and draggy. The orc stuff feels like it goes on far too long and the romance stuff is ill-advised.
