Watched up to episode 20 of Fullmetal Alchemist, and decided to do some basic deduction.

So far, 3 Homunculi have appeared, Lust, Envy, and Gluttony. Extrapolating from this, there are 4 more Homunculi, named Greed, Sloth, Wrath, and Pride, that have yet to be seen. Due to their name, I can assume that these seven are Artificial Humans, presumably created with the aid of a Philosopher's Stone. If I would hazard a guess, I would assume they are bought about by a failed human transmutation (such as that of Trisha Elric) coming into contact with a Philosopher's Stone, as a failed transmutation would still hold the genetic material of the deceased.

Whee, guesswork.

@ Spooky. For the most part, it's not the money. Teachers get paid jack here. It's pretty much for the chance to pass down knowledge.

Oddly enough, Shadow Of Destiny has a Homunculus produced by the Philosopher's Stone. It's interesting, because that isn't always recorded as a method, rather than just Artificial Humans created through alchemy.
